The Judson Memorial Church is located in Washington Square, the heart of Greenwich Village.  The McKim Mead White building is an historic landmark, and the Church has been a significant influence on the community providing both religious and widespread community services for over a century. Immediately adjacent to the Church is Judson House, an annex to the Church which houses staff, some offices, and several community rooms used for Church purposes. At the time we were approached by Judson, they were faced with a dwindling endowment, significant capital improvements to the Church, and the need for bigger and better facilities for Church and community functions.  Peter Pattison Ltd. was asked to assist the Church in evaluating its current situation, and developing a long term real estate strategy that would maximize the value of Judson House.  Working closely with the Church, we developed and implemented a program whereby Judson House was sold to neighboring New York University Law School.  Because the property had greater value to NYU than an outside buyer, we were able to negotiate a price well above market value.  The building will be demolished and a new dorm and classroom facility will be developed on the site which will include a condominium interest in the first two floors for Judson Church for offices and new community facilities.
