The MTA determined the need to consolidate the New York City Transit Authority's office space from several locations throughout downtown Brooklyn into a new office building of 500,000 square feet.  One of our principals was retained to define the Authority's needs, solicit and analyze developer proposals and negotiate a long-term lease for the Authority's occupancy. Through extensive analysis of various proposals, we developed an overall strategic plan for the Authority to purchase a new office building upon completion of construction, enabling them to take advantage of their highly favorable financing capabilities and dramatically reducing long-term occupancy costs.
