We have worked closely with senior management of Scholastic for the past several years on their strategic plan to build a corporate "campus" in Soho and to purchase and develop an expansion of 100,000 s.f. on a lot immediately adjacent to their headquarters building.  This new facility is actually physically joined to the headquarters building sharing core facilities and vertical transportation. With our assistance, Scholastic was able to purchase the land from a family of several owners, negotiate a difficult "sandwich" lease, and obtain governmental approvals to develop an office structure in the heart of New York's historic district.  In addition, with the construction of the new facility, we were able to re-negotiate a triple net lease on Scholastic's existing headquarters site so that when combined with the new facility, our client will be assured of below market rents over the long term in one of the hottest markets in the City.
