Our firm was retained by SmithKline and others to determine the best use of their large downtown land holdings in the Franklin Tower complex, Philadelphia, Pennsylvania, and to implement a plan to obtain the highest value for such land.  We assembled a professional team, evaluated the market for various uses, and developed an economically viable plan for development of new office and hotel towers.  We were designated by the City of Philadelphia to develop the project, in partnership with SmithKline. The optimal program was the development of 610,000 square foot world headquarters building for SmithKline, plus 800-room hotel, with SmithKline and other local corporations as partners.  The office building was successfully leased, and the hotel became  a leading convention facility in the city.
