Our firm undertook a comprehensive study to evaluate T. Rowe Price's current real estate situation and propose a comprehensive strategy going forward.  The client's continued growth pattern had forced them to lease space in multiple locations with all the inherent problems, and left them without a flexible, long-term program to meet their continuing needs.
Based on the results of our analyses, we recommended a plan to acquire a site for the development of a corporate campus which could provide T. Rowe Price with the necessary flexibility for growth (or retrenchment) over the long term.   We were then retained to carry out the implementation of this program including the analysis of possible sites, the negotiation and purchase of the land, the development of a cutting edge, technologically efficient and flexible facility, and the undertaking of all steps necessary to develop and design a master plan and begin the first phase of the development. In the fall of 1997 TRP opened the first phase of their new campus consisting of 225,000 s.f.  Phase II (361,000 s.f.) is slated to be completed and ready for occupancy in the fall of 1999.
