offices in Baltimore, Maryland. In this capacity, we performed extensive financial analysis of available options, and an in-depth market study to identify the most favorable transaction. The result
is a long-term lease for T. Rowe Price for approximately 250,000 square feet in a joint venture project with IBM which involves the expansion of 360,000 square feet to an existing structure which
currently houses T. Rowe Price's headquarters plus the development of an additional 250,000 square feet of air rights above the existing building. This complex transaction has created
